renting nightmare!! advice please!!

OK, so me and my partner moved in may to a house. It's old decor, we knew that. Doesn't bother us. Below are the problems we have had since living here.

The oven didn't work when we moved in. (shouldn't that have been checked?)

The gates to the back of the house were broken. This resulted in graffiti down the side of the house. Security?!

We had to tv aerial for 2 months.

No phone line for 3 months. I work at home sometimes so couldn't get the Internet. The phone lines in the house had all been cut!!

We had no hot water for ten days!!

One of the screws on a plug socket has electricity running through it! Safety? It hurts!

Now.. Our heating is broken.

The washing machine door opens when it's washing!

The agency said no refund is to be given
given. We have no handed our notice in as enough is enough!

Should we be entitled to something back?

Thanks in advance!

How many of these issues are still outstanding? It sounds like they've been sorted or some at least.

Did you write (yes, a letter) to the landlord at the address provided "for the serving of notices" reporting them all? If not, do so now.

    Be polite.

List the faults that still need fixing, and also outline those issues which have now been fixed but which have put you out of pocket. You can certainly ask for some compensation (or perhaps request other improvements like redecorating to compensate), but it is up to the LL, unless they are specific breaches.

eg were you promised a working phone line?

The graffiti is for the LL to deal with, not you. Did the poor security actually result in a loss (eg theft)?

I trust your notice is correct - these defects do not justify you breaking the tenacy. See
