So I have 4 viewing this afternoon on 2 properties I wanted to see and 2 new properties that have come onto the market that the EA want me to see.

Just need some advice really - We cannot exchange/complete until Feb 2015 because that when our rental agreement finishes. We decided to start looking now as concerned about the houses we might like are in chains etc

Do you think I should be letting the EA know about this fact?

Thanks
ay

  • Do you have to wait until February? Couldn't you have a slight overlap? We're in a similar position but I've accepted that there might be a month or so overlap. I'm assuming that the minimum time it's going to take is around 12 weeks.

With the time now needed from many lenders to get a mortgage and all the legals/Paperwork sorted you would be looking after Xmas even if you found a place today
  • We took 5 months from finding a house to moving in so I don't thing it is too unrealistic to start looking, and even putting in an offer on a house now in time for Jan/Feb. Wouldn't be the worst thing in the world to have a few weeks overlap between the two either.
  • Thanks guys. That what I thought really. Just been reading some of the other thread like 'waiting to exchange' and most seem to only be taking 3 months.

Last thing I want is to waste anyone time viewing really

We started looking for a house in September, found one the end of October, had an offer accepted early November, moved in late February. This was a chain free purchase as we sold our place after we moved in, and we tried to push the sale along quickly as we wanted to move in during January but the seller delayed us at the end.

So I wouldn't say anything as either everything will progress quickly and you'll pay a month or two of unnecessary rent, or things will take their time and you'll be staying where you are a bit longer. You won't know until nearer the time.
Don't listen to me, I'm no expert!

    Hello you!

Ours expires mid Feb and we started looking a few weeks back. Think we found somewhere we want so I've budgeted a slight overlap if we absolutely had to pay for both.

I've also been advised its fairly easy to stall for a week or two if you want to drag it out a bit. Good luck!

Hey you - Just seen your post on FB :)

turns out the houses we like are pretty much all the same apart from price, road, garden size and if they knock the front and back rooms together.

    Oh and peoples design ideas.

Think it's helped OH more then me because apart from get overly excited about a massive garden nothing 'wow'd' me :(

we had quite a big overlap thanks to exchange happening just after the deadline for giving notice one month. We were lucky to be able to afford it but it was SO much easier to paint rooms and move a lot of bits gradually

Normally it's the bottom of the chain that creates the issues. By having plenty of time you'll allow those above to also make their moves.
