How to offer on a new build?!

I need your help please. I've never bought a new build before. I'd like to make an offer on one but don't know how it works. Do they tend to accept lower offers or do they just throw extra stuff in to the house to negotiate?

It has not been built yet and the walls are just going up. They just dropped the price to £200k from £202k and have said they will pay stamp duty and throw in flooring. This us on the advert before I've even out in an offer.

Looking at local prices I thing £190 - 195k is more like what I'd pay for a house if this size in the area.

Any tips or advice you can give me?

I'm not good at negotiating, my ex husband used to do it all but now I'm buying on my own.

Thank you

Not sure you can use local pricing, it will have a new house premium on it.

It depends on how many people they have lined up vs how many of that house type they have.
We brought off plan one of only four of that type on site, the other three where snapped up immediately.
We had a real hard time getting anything off.

  • We looked into buying a new build, and although we've not actually ended up purchasing one, we learned quite a lot from speaking to the house builder (in our case it was David Wilson Homes).

I think generally, if there is a lot of demand for the new homes then its obviously much harder to get money off, but you are much more likely to be able to get stuff thrown in for free, which it sounds like they're already doing with the stamp duty and flooring.

Have you spoken to anyone from the building company's sales office? They might be able to advise you about demand for the properties (although they're likely to tell a few fibs!) and tell you more about the process of buying a new build.

I might be wrong, but I think the only way to get a significant amount of money off a new build is when its already built, ready to move into, and they've been unable to find a buyer or are coming to the end of a financial season and are eager to close sales.
