    Thanks. Yes the lenders solicitor is doing free legals for the remortgage, however advised that they can do the transfer for a fee, to which sis agreed. But now they are saying I need a solicitor too, rather than just asking me to sign a form to say I am happy to transfer equity and have chosen not to seek legal advice.

    Write to them and tell them you have considered their suggestion and feel you do not wish to seek independent legal advice and you understand they are not acting for you and you will not hold them liable for any loss you incur as a result of your actions.

    Tell them you will have your signature on the transfer documents witnessed at a solicitor's office to provide the security they appear to require.
