    Yep, the Land Registry only covers property in England and Wales.

    and yet on registration it asks which country and has United Kingdom as main choice

    Ours was new build 15 years ago. So there may be something in that (I have already highlighted that possibility in my email to LR).

    But you'd think that was plenty of time to get the records straight - after all the system is supposed to be a register of who owns the land - and the land we have is listed twice, as two distinctly different freeholds. That can't be correct (though if it is correct it's very worrying).

    If it is to do with new builds, and the anomaly lasts 15+ years, it doesn't make the 'registry' look very clever. It makes it look like they have duplicate entries in their database and they don't bother to detect or correct them (and/or don't have the facility to recognise that developers split land up and sell it!).

    Actually, I really am miffed about this :mad:

    No-where on the registration or the T&C's does it say England & Wales only.

    I have been duped into registering on a site, they now have all my details and I can find no way to unregister :(

    Thanks for the referral Zanderman and for your summation here.

    The issue does relate to an address which was part of a new development and on completion of the registration the indexing (the data which attaches an address/land to a specific title number) was not updated/amended fully in so far as the new address was added but the old identifier was left in place.

    In my experience this is a rarity but it can happen as MSE Andrea mentions, although invariably this is rectified over time

    I've flagged up the road/development with the local office so the indexing/data should be amended shortly.

    This duplication should not create any major issues in the conveyancing process as in the vast majority of cases customers would be using and relying on an already obtained title number reference. I do appreciate though why this sort of thing can cause some customers to be concerned.

    torbrex - apologies for your being misled/duped here. That is not our intention.

    I have flagged up the issue with colleagues and asked them to consider two things.
    Firstly amending the initial landing page to indicate that the service is for properties in England & wales only and
    Secondly to consider removing the 'drop down' menu which asks for country details as this is unnecessary.
    Hopefully both changes will be made although it may take a while to achieve depending on the usual IT/system checks requirements when making such changes with regards the 'drop down' change.

  • I registered my home and also my mother's home last month (August 2014). Worked fine for both. Still waiting for an alert, I'm glad to say :)

    MSE Andrea - unfortunately the same scenario here as the original developer's title remained 'linked' to the address/ I have flagged it for amendment so hopefully it will refer to the single title shortly.
    Just this one address on that development affected though this time it seems.

    This has also happened with my property. It's listed twice; as freehold and leasehold. My building is a new build, about 3-4 years old.
