Santander- decision tree obstacle on property

Can anybody help please.. Our buyers buyers mortgage has been offered, however offer letter requested structural survey due to crack, this is being caused by a tree on next doors property, tree surgeon advised proper maintenance or removal of tree, neighbour happy to remove tree, all paperwork submitted to santander, it is now 7 working days and no news.. Has anybody experienced this? We're hoping buyers will get their mortgage approved but is it usual for santander to take so long to decided (",)???? Stressed.com..

  • I actually had a case with thermal movement that went via Santander and there was a retention put in place. The process did take longer than normal but there's no reason their broker shouldn't be chasing the lender.

    They're likely waiting on quotation for the works in order to determine how much they'll be withholding between exchange - work carried out - completion.

    Don't sweat, provided the buyer is chasing up it shouldn't be too much longer.
  • I had an application with Santander ... Took them 3 months, constantly asking for new paperwork, one week after the last lot were sent it, as that's when they get around to looking at it.

    Had enough. Applied to Halifax, all confirmed within 3 weeks.

    Broker was constantly chasing the lender as much as possible, which with Santander is difficult since they won't let the brokers speak to the underwriters.

    Hope things go better for you.

    Santander can take a very long time to say yes or no.

    The problem here will be that the survey/report will need to be referred back to the original valuer, they will probably be happy with the work detailed, but then it will go back to the underwriters, who may insist on the work being done before the case will be allowed to proceed, to ensure that it is actually done.
