Is this usual? Buyer wants to do painting/tiling before exchange etc

Sorry you've had this experience. Your EA works for you, as does your solicitor so you should be comfortable instructing them. I hope your next sale goes better, what area are you in? Maybe someone on MSE can recommend a good agent in your area?0

He is probably the buyers mate !! The buyer LIED to you that this was a cash purchase and now its with a mortgage so tight - it needs cosmetic work to proceed ! What a load of crap - tell them both no can do ! Buy or remarket !
I think you're right about them being mates.
The agent said he had seen proof of funds. He now denies it was ever a cash sale BUT I have it in writing from him!! It was one of two cash offers but this one showed proof of funds first (or I thought he had) so gave it to him.
It then became a just small mortgage, then a 50% mortgage and now this scrabbling around.

Reminds me of when I used to go to court. Once in while a young keen defence lawyer would turn up beside himself at the unfairness of proceeding against his client. I used to listen to the rant - then calmly turn round and ask if he was a mate ! The lawyer suitably quashed would scurry away red and embarrassed for his over zealous attempts lol

Good question about personal interest.
The buyer is a letting agent (who is building a portfolio of his own properties to let) so they sort of work in the same field I suppose....
It is a smallish town so they would probably have known of each other even if they hadn't met......
This is turning out to be such an unpleasant business.
I am thinking about trying an online marketing site and selling it myself (but using a lawyer to do the conveyancing).
I might make mistakes I suppose but at least I know I would be on my side!0 -

If you'd exchanged contracts then maybe, but even then your solicitor would advise NOT until completion.
That said I once parked a car in the drive of the house I was buying, mainly because the engine had exploded and we'd exchanged and I didn't have anywhere to put it.0 -

Hmm. That's another worry. My solicitor seems simply to see it as a way of getting extra dosh to draw up another agreement!
Also the 'buyer' is now specifying that he wants to do the work one week before exchange. This AFTER I have catagorically already said no!0 -

Alas, neither my estate agent nor my solicitor seem to see it as a problem! My solicitor isn't actually advising me against it at all.
Yet EVERYONE else I have talked to sees huge pitfalls of many different kinds.
I think maybe they are both (agent and lawyer) going to get the sack.
I am having the lock changed asap and getting someone near the flat to do a quick inspection to make sure all is ok.
I have instructed the solicitor to stop activity re everything to do with this sale.
Phew - what a day.
