Double Extension - Advice would be good

I am a newbie to this forum.
We are thinking of building a double storey side and rear extension. However, the estimates seem higher than we expected.
So, we are now thinking about putting planning permission in for a double extension, but then just working on building the ground floor extension first and then a couple of years later doing the first floor extension.
The pros for us for doing things this way is that the budgeting is then much more manageable, and we will be able to live in the house without as much inconvenience.
What would be the cons? What do we need to take into consideration?

    The foundations would have to be deeper than the usual recommended minimum for single storey extensions which is around 1 metre.

    I'm assuming you are going to put a roof on the GF floor extension for a couple of years prior to adding the second floor later?

    If thats the case, you wont have planning permission just for a first floor extension. You will only have permission for a 2 storey extension, not a single storey extension. If you build a one storey extension you leave yourself open to enforcement action.

    Plus if you put a roof on it, then remove it there is wasted costs.

    You would be better building it all to 'shell and core' finish and then take your time finishing it off internally at your own pace.
    Eat vegetables and fear no creditors, rather than eat duck and hide.
  • Are you sure that you need planning permission as the first extension could possibly be done under permitted development?

    You still need building regs approval and as stated it would be best to discus your whole plans with the building officer so that he understands you plan to extend upwards at a later date and to ensure that the foundations are deep enough.
