AM thinking of a single story extension to the side of the house we are soon moving into, and am wondering whats the right way to go about it? I have an idea of what I would like, and where, so do i see a builder first, to see about cost and if it's do-able? Or an architect first?
Any pointers greatly appreciated

See an architect first, have a look around at houses near by that have had this done or similar. Then go on the planning portal for your local area and see if they had pp and what architect they used.
If you notice that none of the house on your street has had that extension done then it might be hard to get it past planners and you might have to look again at your options.0
