How did you instruct him in the first place?
I think a note on the door would be reasonable.
but he didn't send a letter before action or act reasonably with no contact info so I'd be surprised if he was awarded costs in full or part even.
that's if he wins anyway0 -

Me too.
To the OP
I had a complaint the other day, I posted for help was advised to stick to the point relevent to be able to get a resolution (even though there were many points.
I sent my complaint away, it was very brief and straight to the point, I had a resolution within 5 days.
My point is, do take notice of the help people offer rather than be dismissive0 -
Are you sure that this is what the police stated? The police officers confirmed that if anything at all happened to our property, to call 999 immediately, and that Mr D would have to prove that it wasn't him, as he had already made the threats to indicate that he was going to do something.
In the majority of cases (and criminal damage being one of them), the onus is on the prosecution to prove guilt and it's not up to the accused to prove their innocence.0 -

I noticed that too when I scanned the wall of text and thought exactly the same thing.
I doubt we are getting the totally truthful story from the OP.0
