    why would anyone buy a new build ?

    crap contruction walls you can punch your hand through and they are difficult to sell later

    Hmm well why you'd want to punch your hand through a wall is anyones guess! my friend has a very old house and something was accidently knocked through one of the walls when they were doing building work, says it all really? As for buying well all of the reasons listed above and we don't want to sell ours for years to come so won't worry about that! Plus we live in a fairly newish house at the moment and 2 have gone on sale in the same close, they have all sold within weeks.. Thanks for your concerns though..

    OK, I can see that some people are happy with their choice!

    Personal opinion is that new builds will not last anywhere as near as their victorian/edwardian counterparts. Will these properties last 100 years plus?? It just seems that developers like integrity and imagination when it comes to home building.

    I guess I'm one of the few who don't really care about "choosing my own bathroom" as long as its functional! When my cousin was looking at buying a new build I just had this gut feeling that the developer was praying on her fickle side of wanting everything new - and NOW!

    I guess if everything being in order straight away is a priority then I hope you are 100% happy with your choice - and I hope you get a discount in view of the valuation!

    One other piece of advice to anyone buying a new build, check out inspectorahome.co.uk, this website give details on how well the developer deals with snagging items and mentions customer satisfaction ratings!

    Don't say you weren't warned!

    I've been Money Tipped!
    Believe it or not, you can get some great deals on new builds.

    We got both our new builds when the developers were trying to sell off the last few of that phase. We got more house + garden for our money than anything else in the area and price range and then batted them down a few grand more as they were trying to get rid of it. Didn't get to choose tiles or flooring styles though, but worth it!

    Bizarrely, with this house, we got the biggest garden of the phase as the buyer pulled out last minute so it was the only one left to sell and phase 2 had already started. Negotiated hard, got a great deal...next door, which is identical to ours (with a smaller garden!) has already sold with a 13% increase on what we paid last year.

    Builders have been excellent and sorted all snags (bar 3 minor ones) before we moved in and resolved issues that came to light within 2 weeks after moving in.

    And my 1 year old and 3 year old have thumped and kicked the walls on many occasions...no holes yet!

    Not every story of new builds are bad ones.

    I am very happy with my now not so new build. Bought new 7 years ago and value has increased by over 120k. Perhaps not as much as if we'd bought a run down property and refurbished it, but we're happy with that. Perfect for my young family and no weekends spent doing DIY!

    OK, I didn't mean to make people "twitchy" about the value of their property - too emotive a topic I suspect!

    New builds from 7 years ago, not too bad. My concerns centre on ones being built now and within the last 2-3 years or so. The building quality on most is shocking, my summerhouse is more solidly constructed!

    With regards to "it's now worth xx amount more, blah, blah" - just remember until exchange and completion any "extra" equity is paper and fantasy profit!

    I hope you had a full structural survey done when you purchased your home and instructed an impartial solicitor is my last comment on this topic!

    With regards to the people who've had the lower valuation I hope you do get a discount.

    To be honest with you I am sick of the whole thing - I have learnt so much about how these developers work. But I still want a new build for the reasons already mentioned....so am looking at a competiting builders development (who only build locally, not nationally) nearby and know people who have already purchased from this developer and are pleased with what they have got! I've told Bovis that I am thinking about it, and will let them know if I still want their stinking house on Monday!!! I was speaking to the sales director - who took over a week to get back to me, called me by the wrong name etc.... So apart from the lack of discount, I am annoyed with the whole thing.

    If we pull out, I am adding up the costs, and also will our buyer wait? I don't know! Bovis are even chasing me, asking where my buyers mortgage offer is - don't they know that I pay a solicitor for this!

    All I know is that I wouldn't touch Bovis again with a bargepole - even if I do end up buying this one. At the moment, I am just so confused and don't know what to do.

    Does anyone know if I can get my mortgage offer changed to a new address without losing the rate offered?

    Oh God! Bovis - spawn of satan!

    You should be able to transfer the mortgage offer as its normally valid for a set time (normally 3 months). Of course you'll have to pay for another mortgage valuation survey on another place. Why are Bovis chasing your buyers stuff? Perhaps they detect a hint that you're not happy!

    Personally, I'd take the financial hit and walk away. Watch Dispatches on channel 4 Monday night and feel relieved you've dodged a financial bullet!

    Hopefully your buyers will understand and you'll quickly find somewhere else.
