budget for a extension help

hi looking for some advise - currently buying a house and alot of the houses on road have a 1st floor extension above a flat roof garage. It wont need to be demolished. Looking for some rough figures to put a bedroom/ensuite in so i can work out mortgage:
4.8 x 2.33m, approx 11m squared (edited)
Pitched roof
1 door off landing
Front UPVC window
Partition/door to ensuite bathroom
Small frosted window in bathroom
Fit supplied bathroom suite/tiles
other costs eg architect, building regs
Any advise appreciated (house is in Solihull, Birmingham)

8.8 by 2.33 is 20.5 square metres, not 11.
Ballparking is very hard for this kind of job. The exisitng garage may or may not be strong enough or viable to carry the new extension. There are many permutations of how the roof is designed and tied into the house.
Rule of thumb for an extension would be £1000-1500 per square metre plus VAT. So somewhere between £20-36k, more if the garage is not viable.
Asking the neighbours would be your best bet.Everything that is supposed to be in heaven is already here on earth.

The garage is adequate to hold another floor, the house opp was having an extension as i viewed the property.
Yes im lead to believe £1-1.5k is the standard, was hoping for a few real world experiences.0 -
Perhaps someone will oblige. We work locally, I just know that there are huge variables on this type of job, particularly.Everything that is supposed to be in heaven is already here on earth.

14 square metre single storey pitched roof extension and partial garage conversion for shower room £18.5k plus VAT, material & labour all in. That's the best quote I've got in the last 12 months.
Architect technician fees, building regs fees & various other fees, about another £1500 on top.0 -
I'd get those garage footings checked to make sure they are the correct size for a second story too.0

Be prepared to be charged for lots of extras no matter how detailed you have been with plans.
Our extension was just finished and the builder was a nice guy but by the end of it I was really fed up of all the extras he kept billing for. Final bill had additional charges of over £200 for painting radiators and a couple of extra paving slabs. Currently being disputed.
