House had extension 12 years ago, what if problems?

Am considering buying a property that had a rear extension 12 years ago, few things concern me and I was wondering even though it will of had certificates and been signed off, what if any problems arise from now on, after I buy it and a year or 2 down the line? Will I end up footing the bill?

And would it be normal for my solicitors to request copies of the certs and original plans?

    If the extension was done by the current owners it would be entirely normal for your solicitor to request copies of the building consents.

    Your solicitor should request building control approval certs from the vendor. If there are defects in the extension in 2 years time, you are responsible for getting it repaired just as you are in the remainder of your house.

    Why would someone else be responsible?
    Eat vegetables and fear no creditors, rather than eat duck and hide.

    Thanks people, Im sure its nothing just want to be sure. And im presuming buildings insurance would cover any possible issues in the future? (have spoke to a surveyor and they're viewing it next week, but say from talking about it over the phone, it isnt an issue). I just want to be 100% for obvious reasons

    No, that will only cover you for accidental damage such as fire and flood. Inherent faults or maintenance issues would not be covered. What sort of issue are you worried about? If you're concerned you may wish to get a full structural survey done rather than a simple homebuyer type.

    Buildings Insurance covers for damage or flood, fire etc
    Not defective workmanship if extension has been badly built.

    It would depend in what the issues were? Insurance covers normal perils such as flood, fire, malicious damage etc. If there is an issue which is seen as 'fair wear and tear', then you would have deal with it.

    I really don't kniw what you are getting at.
