Searches and time scale thread!

Hello guys!

Thought we could start a thread regarding the searches! Soooo my solicitor has requested our searches today. How long am I expected to wait to get all these searches back. I'm in the rushden area.

How long did your searches take to receive from start to finish and where are you buying?? Hope it's a quick process!

    We're buying a house in Wokingham and all our searches came back in about a week, although it was another week before our solicitor shared them with us!

    7-10 days is the usual timeframe I think. It's only the Local Authority searches that take the longest as they are done by the council. The others are done via Internet Providers so have quick turnaround.
  • It depends on local authority but like everything in the process you need to chase them all.
    In our recent transaction our searches came back within a week, my buyer's searches (same local authority) took a whooping 4 weeks time in which I nearly tore all my hair out :(
    The best thing I did after my buyer viewed the house was exchange mobile numbers.
    I think we would have still be dragging along now if we didn't have good communication between us and constantly pushed from both sides.

    I think my solicitor and the estate agent are going to block my phone number soon the amount of times I call them! I wish I could exchange numbers with my sellers but there a foreign nationality and can not speak English! (No offence to any foreign nationals) I want to complete in October.. Don't think that's going to happen. Praying the searches come back quickly xxx

  • Our solicitor wrote to us on 16th to say searches had been applied for so fingers crossed they don't take too long.

    The letter also says that they are "still awaiting the contract documentation from the sellers solicitors". Anyone have any idea how long it usually takes the sellers solicitors to send the draft contract to the buyers solicitors?

    Hey there,

    My solicitor is also waiting for the contract documentation from the sellers solicitor! He requested these on the 4th September!

    Our searches were requested on the 16th too x

    We've found out today that our seller has used quite possibly the slowest solicitor in town! It took them 5 months to complete on our new build 6 years when we were FTB's!

    As mentioned yesterday, our solicitor is waiting on correspondence from them before starting anything so it looks like this will be done at a snail pace.

    I'll hopefully have a further update for you before Christmas! :)
