Hi all, im wondering if anyone can offer some sound advice i have in regards to my boiler.

Im looking to rent out my property where the boiler is around 15-20 years old. It works ok but sometimes i have to manually use the ignite button every couple of weeks or so so its a bit temperamental when trying to get a light. Also the wall thermostat needs to be replaced but that can done easily enough i guess.

Im assuming due to the age of my boiler its not going to pass any gas safety certificate so going to assume i need a replacement. I cant afford to pay out a large amount on a new boiler but i need to rent this property out asap so is there anyway i can get the boiler in at a monthly plan cost or any incentive programmes etc?

Any advice would be greatly appreciated

    Just read your boiler log. I have a boiler that's 14 years old and it has a Gas Safety Certificate on it. I would also say that I found a site called Mr Central Heating and got a boiler for another house (Gas Combi) for £470. This place was really helpful and made it so easy. You might be able to buy this without getting finance etc.

    My boiler is 35 years old. It passes safety inspections and gets a Gas Certificate without problem! Do not assume your boiler needs replacing just because it is 15 years old and has an ignition problem.

    Rather than thinking of the worst case scenario and replacing what may be a perfectly functioning boiler, why not get a recommended Gas Safe engineer to give it a good service and check over and see if it actually passes first. Then you have a few more options.

    1) You could just keep it running as per normal. Get it repaired for a small cost. It could still last for many many years. This is most likely the cheapest, easiest option.

    2) If you get it repaired this may allow you to use part of the rental income to save up for a new boiler if and when this one fails. If you save £50 a month, after one year you have £600 towards a new one.

    In summary, your boiler could be easily repairable. Try this first before needlessly wasting money on a new one or worse, leasing one.

    Make and model? There are millions of boilers of that era running passing gas safety inspections every year. Get the 'stat changed, the igniter fixed and a service, and it may run for years yet.
    If you do need a new one then arrange your own finance (bank loan, personal loan, interest free credit card) and pay for it that way. Getting a boiler on direct credit means you'll pay through the nose.
    No free lunch, and no free laptop ;)
