Do you need building regs to remove a wall?

My vendor has failed to get building regs on alterations ... Am trying to work out what might need notifying to council, if anyone could help please?

They have removed an internal wall to make the kitchen diner open plan. Should this have been inspected while being done? Not sure at this point whether load bearing, which I assume could make a difference?

They have done electrical work but NICEIC hold no certificate, they have moved the boiler but Gas Safe tell me they have certificate available for that. They have also changed a window to a bi-fold door.

    If the wall is load bearing, yes you do. It would have normally required an engineers calculation for the supporting beam.

    You need to determine if it was load bearing.
    Eat vegetables and fear no creditors, rather than eat duck and hide.
