Coach house wanting to buy out leasehold garages

Hello,
I own a coach house with 3 garages below. All 3 garages are freehold to me but 2 of them are leasehold to houses over the road. The 2 garages are on a peppercorn 100 year lease that reverts on sale or death to the new occupier.
One of the garages has been offered to me as they never use it. Am I allowed to buy the house out of the leasehold meaning I own 2 of the 3 garages ??

Are you sure?
All 3 garages are freehold to me but 2 of them are leasehold to houses over the road. It is likely that
* all 3 garages are leasehold.
* you own the lease to one of them
* the houses opposite own the other 2 leases
* you own the freehold for the land
What about your coachhouse. It is likely that this is also leasehold (lease owned by you). Again, with you owning the freehold of the land.
To your question:
Of course you can by the lease from the house opposite. Agree a price and buy in the usual way.
If you look up the address at the land registry here, I suspect you will see 5 entries:
* Freehold Title
* 3 x leasehold titles (for the garages)
* 1 x leasehold Title (for the coachhouse).
I trust you are insuring the garages as well as your coach house........0 -

I have checked the site you kindly provided and there is just 1 entry.
Tenure: Freehold
Originally the coach-house was freehold and the 3 garages leasehold. We wanted our garage to be freehold so instructed our solicitor to look into it. (purely to give us the option to convert to another bedroom one day). She came back advising all 3 garages are now freehold to us and the other 2 garages are on a peppercorn rent leasehold to the other houses.
Yes, we insure all 3 garages, we can claim back 5% from the other 2 houses.
So it really is as easy as this, agree a price and then get a solicitor to draw up the paperwork.

Just guessing here but are these newish properties? Are there any covenants that affect the garages or parking. It may be each property has to retain a garage for parking? Parking is often in short supply even in new build developments. Suggest you read any documentation you got and ask your solicitor. You can buy the docs for the other house from the land registry,0
