Does a driveway add value?

Currently pondering this and wondering what others think. 1970s ex council terraced property. Room for two car driveway to front, currently grassed with 5ft hedge and small retaining wall.

Location is a quietish culdesac, with on street parking. We don't normally have a problem getting parking so it's not a huge point of agro.

In the above situation, how much more do you think you would pay? Without the house is probably in the region of 220k

It might not sell for more with a drive, but might sell easier.

The main thing is do most other houses have drive ways? if so you could find it harder to sell. But on the other hand if yours is one of the only ones with a drive you could expected to get a higher price.

Flipping this slightly, would I be willing to pay more for house a with a drive or house b without a drive (or parking space) the answer is a resounding yes.

If most properties around you don't have driveways then it will become a selling point, albeit that if this is an idea to do and sell quickly it probably won't break even depending on your area. Equally if most have driveways I would say that it is probably a must job to do to prevent people simply disregarding your property in favour of others.

Don't people like front gardens nowadays?
I agree though for me, must have a parking space preferably a garage (double).
  • Wouldn't buy a house without one.
Want a safe place to park, and somewhere to clean and fix the car.

Will need to pay for a dropped kerb which could be £1.5k. Check with your council.

How much do you think it would cost to adapt the front garden into a driveway ? There is more to it sometimes than its worth .

Would cost approx 3k for ground works and install plus dropped kerb cost - if as per the above it'd be £4.5k...

To answer the other question I'd say most people in my road don't but the surrounding roads have more of them...
  • You could get some plastic kerb ramps for the short term, rather than pay for dropped kerbs straightaway.....
