When a LL or LA carries out a credit check they can only see the public information i.e. bankruptcy and CCJs. Neither of those will look good to a potential LL as it shows a history of not paying what is owed.

Get hold of your statutory credit reports from Experian, Equifax and Call Credit to see what's on there. Better to be armed with facts than burying your head in the sand like an ostrich.

If you do have CCJs then be upfront when speaking with the LL/LA. If they don't want tenants with CCJs it's better to tell you sooner rather than letting you go through the whole application process which would just be a waste of everybody's time.

Can you offer 6 months rent in advance or find someone [STRIKE]foolish enough[/STRIKE] willing to be a guarantor?

In which case you MUST sort out your CCJs, so that you can be open with any landlords and explain that they have been paid.

An unpaid CCJ will not look good.

Your only other option is private rental (not via agency) where they don't do credit checks.

These are often found in shop windows, gumtree etc...

No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)
  • i no. ive scene on my report that ccjs dont show after 6 yrsbut so the 1 that i havnt paid will disappear in jan, altho now noing what it means i will make contact about paying back. when that disappears what about the 1 that i did pay in 2011, that will show til july. is it posetive that ive paid or dose it not work like that for agents orlandlords

A debt paid late is better than a debt not repaid at all.

Does your partner also have CCJs? If not, would it be possible for him to get a tenancy for a 2 bedroom (or whatever size you're looking for) property in his name only?
  • if i pay the ccj in full an its showing paid on my cred rep will that be good for agents landlords or dose they have 2 disappear of record before you coudl get acepted by landlord
  • no no ccjs for him, we ben told to live same hse u both hav 2 hav cred reps so cant just b in his name

so lie and say it's just him living there, and just he can go and see the properties.

Does he earn enough to cover the rent on his own?

It's six years from the date of registration, not six years from the date of satisfaction.

Therefore two CCJs registered in 2009 will disappear from your credit history in 2015, satisfied or not.
