advice on completion date

Hi all am new and could not see any answers that suited my question sorry if i am being daft!

I am currently trying to part buy part rent a property as first time buyers.

I am at the exchange of contracts stage and when asked for a completion date on friday 12th september i put down anytime from 1st october onwards as i am out of the country until the 27th.
From completion i have to immediately start paying the rent service charge and mortgage on my new property and i am currently paying rent on my flat i am in at the moment which since things could still fall through i ve yet to give my 4 weeks notice. I recieved a rather rude phone call at 3 pm on friday from the estate agent who tried to bully and guilt trip me into agreeing a completion date on the 19th. She told me some sob story (which may well be true) about how the top of the chain is a lady going into a care home so they HAVE to complete the 19th as her son will be leaving the country for a month.

This is all very well for the top of the chain but me at the bottom of the chain i wont be in the country as i will be looking after my own sick parent. The estate agent really laid into me saying the entire chain will fall through if i did not agree (she even made me cry yes i am a big girl). Baring in mind i had only just posted a document on friday with my signature which is essential to my mortgage i haven't transferred the funds over for the mortgage and i incur any damages and late fees if completion is not done on the said date i agree and that i will have to take on the rent etc from date of completion am i being unreasonable to say no to a completion date of the 19th and to ask for until the 27th ?

Thanks for any advice i am feeling really stressed

  • The chances of things falling through for a week difference is unlikely although still possible. What does your solicitor say? Estate agents are good at scare stories to try and make things go through quicker.

Can you complete on the 27th isn't that a Saturday? Could you do the 26th at all?

  • no i legally cant do 26th as i will be attending an outpatients appointment with sedation which means i legally cant sign anything so it would be the monday then the 29th. My solictors haven't said anything just theyll take the date to the other solicitors. Which means they won't obvioulsy ask until tomorrow which is even less time until the 19th. i think it may just be a scare tactic to try and pressure me but it has got me worried.
  • Just stick to your guns, do whats best for you and say the minimum is the 1st October. If that was me I would give the EA a mouthful and threaten to pull out of she carried on, don't put up with it.

    Good luck

I didn't sign anything on completion date. Any signing was done prior to exchange.

You don't have to sign or do anything on completion day. The solicitors do the work.

    * nothing to sign. The date is fixed in the contract at Exchange, and you've already signed that. You will have transferred funds to your solicitor in advance of Completion, so you have nothing to do on Completion, except move in (if you wish).

You solicitor hands over the money and receives the (pre-signed) Transfer Document from the seller's solicitor. You get the keys. Whether you choose to move in same day is up to you.

    * Ignore the EA. The 'Care Home' story is standard. She has used that story countless times just to hurry a sale along. You are taking a big step buying a property - don't be rushed by others. Threaten to pull out yourself and I guarantee suddenly all the pressure will be on the others in the chain. She'll probobly be giving them a sob story about how you are a battered wife who has run out on hubby with your 3 kids and now homeless but till the court order comes through you can't move blh blah blah
