I have had it valued at £168000

Im looking at selling it to a "we buy houses fast for cash" company

    Yes.

    Don't use them.

Employ an estate agent an price the property at 80% market value.

Go with one of these companies and you'll end up with 50-60%

The process is they promise you X in two weeks. You get to two weeks and they gazunder to 70% X or whatever they think you will be forced to accept because you have run out of time.

If you are really on a fixed timescale then sell at auction.

Would I get instant cleared funds at public auction? As ideally was seeking cash

I think at auction there are still so many days before legal completion can take place.

Don't use the "we buy houses" companies - they will realise you are desperate and cut the offer hugely on day of exchange

    You value it at £168k
They value it at £150k and offer you £105k for it .... if they're feeling generous.

    70% of what?

They will do their own 'valuation' which will come in at 80% of what you think is market value.

Then they'll offer you 70% of that (ie 50-60% of market value).

By this time your 2 weeks will be long gone and you will be so desperate you'll agree.

You will also have already paid upfront for their fees/valuation. Sure, yes, this will be reimbursed o you provided you sell through them (so if you pull out when you see their final offer, you'll have lost the fees.

there will be other catches too.

    My advice remains the same.

No. Usually 28 days completion but there are no get-outs; buyer has effectively exchanged contracts when the hammer falls.

If you say why you need to sell for cash, fast, we might be able to offer other routes.... which don't include selling.

Unless you've been given 28 days to live and want to go on a world trip on a private jet ..... it's difficult to understand why somebody needs to sell so fast.
  • Due to personal circumstances I cant wait 28 days (just looked)

Company I have contacted offering min 70% of value, all fees paid including legal fees.
Been.told if I apply Monday I have the cash by end of the week, as they will get a valuation done within 24 hrs.

Sorry to sound blunt but I have spoken with a financial advisor and this appears the best step for me. I just want to know, roughly what the process is and if its valued at the same an estate agent has at £145k how much will I get.

I am grateful for the adviced but I dont have weeks, I need the funds within a week.or two
