NHBC certificate

I am buying a 20 years old house. My solicitor ask the lender provide the NHBC certificate even it has been invalid 10 years ago, otherwise I need to buy a insurance for £300. I don't understand that.

  • I think you need to point out the subtleties to your solicitor. I..e what you have outlined - expiry was ten years ago, and does he understand the basics.

    Thanks for reply. My solicitor said the seller did't provide a compliance certificate issued by NHBC. So he insist that the seller should provide it or pay 300.

    We recently had a similar thing with our house purchase. Our solicitor wanted to see the warranty (like NBHC) even though the house was built 11 years ago. When I queried it, he explained that the warranty often has the building control / building regulation completion sign off as part of it and the seller couldn't find the building control completion certificate. Ours turned out that it wasn't on the warranty, but I tracked the certificate down through the local council building control department. Once we had the building reg certificate, he didn't need to see the warranty. Our mortgage lender needed to see that building regulations had been met to lend on the property.
