Building regs indemnity insurance

Hi All,

Not wholly sure this is the right forum.

Just want to confirm what building regs indemnity insurance covers.

Part 1
If I buy a house with a loft conversion apparently built to regulations but WITHOUT a completion certificate how much use is an indemnity insurance policy?

If the council subsequently inspect and fine me is that only what the policy covers?

So is the only cost I will have to fork out is the actual building works that may need to be done to bring loft up to standard?

Part 2
Indemnity insurance for a chimney breast removed only on ground floor. Supported by lintels on 6 inch joists but not on steels as per regs.

Again, if chimney breast collapses, does indemnity insurance payout for repairs OR does it just cover fines imposed by council?

    This type of insurance covers against costs incurred over any planning permission or building regs breaches that are discovered after you move in that the authorities want to pursue.


    It isn't a "warranty" type policy to pay for repairs if the work wasn't done properly
