  • Thankyou for all your replies,

Whats a EICR? I think it's worth double checking it all though.
A EICR is a electrical inspection condition report, which as I said will give you a lot more information about the state the installation is currently in.

Post a pic of the CU-I suspect it's ancient and due for replacement given what you have already said.

Please don't give inaccurate information like this, you can tell very little about a electrical installation just by looking at the DB.
  • Thanks Dil,

I will deffo look into one of them, have you seen the pictures of the house? I'm worried my budget isn't big enough now!?

Read what I said, I was referring to the CU only, not the rest of the installation.
However, if the CU is 1960's vintage, then it's unlikely that the wiring is any newer. Whereas a rewire tends to include a new CU.

OP: a rewire, boiler and new kitchen/bathroom is going to use up your budget before you do anything else. That assumes that the roof etc is OK. Didn't get a survey or builder to inspect it?

I would prioritise the electrics over double glazing. Over the kitchen and bathroom as well.

Get electrics and gas to be safe first before you even start on anything else.

As an opinion- if you have period features, please don't put in downlights, they don't suit and we ruled out a lot of period properties on the grounds of downlighters and removing most of the character
  • Hiya all,

Actually I agree now - no down lights, thanks for that insight! I never thought of the character I was taking out!

Just to clarify the house doesn't need new bathroom or kitchen. With that out if the way does the budget seem good? We have about £400 a month spare from wages so that will be spent on the house too.
Thanks for all your replies, it's deffo helping us!

Corrected for completeness; so the OP is absolutely clear what they are asking for.
"Part P" is not, and has never been, an accredited electrical qualification. It is a Building Regulation. No one can be "Part P qualified."

Of course you can pick lights up off a socket circuit.
It was late so I'll give a more in depth answer.
You cannot legally provide power for a lighting circuit from the power side unless you fit a suitably fused FCU that is fed from an existing ring main and is installed/wired in conjunction with current regs.

It's not something that a sparks would recommend unless there is no other choice, but given as the OP has worded their original post to indicate the place is that old then it certainly sounds like it's due a total rewire anyway.

    @ the OP

Get a sparks in to do a report for you, that way you will know exactly what you are up against rather than the guesswork that everybody is working to now.
