Is the market really cooling?

Flat went on market at weekend, I was unable to phone for an appointment to view until yesterday.

Estate agent reluctant to give me a viewing said he had one appointment left, today, no other viewings after this, have done four days of viewings, not doing any more.

I accepted the one time available, they have eight offers, best and final tomorrow, is the market really cooling?

  • Where are you located? Not everywhere in the UK has rising house prices. I bought my flat in the North West for 93K and it has been valued at 70-75K.

Depends where you are, the price of the asset, availability etc

I think a lot of the reporting of a 'plateau' is to attempt to reign in prices.

"The Market" doesnt exist, its not one single thing, you get very different markets in different towns and even in different areas withing towns/cities.

Sounds like your area is still pretty hot.

I'm in North London and we are starting to see good places not selling straight away and vendors reducing prices or being open to offers.

But stuff that is perrenially popular is still selling fast and high, although fixer uppers and less ideal locations are cooling it looks to me.

We expect to sell our garden flat near the tube straight away and probably not much less than asking (maybe more) when it goes on in a few weeks, but we're going to have a time finding a house, as the good ones are still flying off the shelf. On the upside, we're happy to take on a fixer upper, and even those were selling like no one's business 3 months ago, but doesn't look like they are now.
