I'm hoping someone can help, we are in the process of buying a house and we are trying to decipher the home report (roof has been flagged as a 2) I have no idea and this to me could be a) it needs a brand new roof costing thousands, or b) it needs a tile replaced
It says - Ridge Tile missing at apex roof level. Some slight deflection to the sarking boards noted within the roof void area and deterioration noted to the foil coating itself. This is commensurate with age and with moisture absorption over time.

It means the roof is basically in the condition to be expected for the age of the property and will need a ridge tile replaced before winter.
Longer term, it could be worth having a trusted builder look at the roof to see if any strengthening would be worthwhile, but it's not an immediate concern.
Are you in Scotland by any chance? From the use of the words "sarking boards" it seems you might be.0 -
Thanks so much for the reply. That's really helpful. We are in Scotland, it's only been since researching this that I've realised sarking boards are/where more commonly used in Scotland.0
