House renovation - rough costs?

We are considering offering on a house however it needs a bit of work and we unsure on costs. Whether it is worth buying based on costs involved etc.. It is standard 3 bed terrace house, room sizes are more like a 3 bed semi though, more square than long and thin. The house is approx 900 sq ft (83 sq m).

It needs:
- Gas central heating installed. There is a gas valve in the house already though.
- Rewiring throughout
- New bathroom
- New kitchen - to include knocking down the wall between the dining room and kitchen (there is already a very large hatch/hole in the wall)
- Re plastering throughout (to include removal of ceiling tiles in the 3 bedrooms)
- 6 x new internal doors
- New carpets throughout

Bathroom and kitchen by no means need to be top of the range or anything, happy with cheaper options.

Looking for a very rough figure based on the works involved by someone in the know..

Googled each thing separately last night and got a rough figure of £30k? Totally no idea if this is even remotely close though..

    A good DIY bloke, (I mean yourselves), could do the lot for £15k to a very high standard with no corners cut.

    It depends where you are but it is doable for £20k if you find the right guy,

    £30k would be a good allowance with a little contingency money in there.

    Part of the Furniture 1,000 Posts
    Heating £3.5k
    Rewire £3k
    Bathroom £2.5k upwards
    Kitchen. £9k upwards
    Replaster. £3-4k
    Doors say £250 to fit plus whatever doors you choose (from £20 per door plus furniture
    Carpets £1k for cheap stuff upwards

    But you will need a contingency!

    Whatever budget you set, allow another 50% and however long you think it will take, double it.
    Eat vegetables and fear no creditors, rather than eat duck and hide.

    If you say where you are based, you may get a recommendation.
    Eat vegetables and fear no creditors, rather than eat duck and hide.

    You will find someone that is good or bad the first time you employ

    Never, ever, hand over more than the material cost onsite unless the job is say 2 months long, then sort the labour after a month and pay up to that date if happy.

  • I'm based in south Bristol. I've used the My Builder site in the past so will look into that as you can see reviews and photos of previous work etc.
