    Although I'm not sure about the door opening into the lounge! You're sat there watching XFactor and someone goes in the thunder box to clear out a Chicken Vindaloo and 4 pints of Guiness. Lovely.

    @Stef, can I ask how your layout works?

    We are playing with ideas. A assumes no toilet, which gives us much more kitchen surface space and B includes the toilet as you have it.

    What are you trying to fit into the extension with the kitchen units?

    Not sure what you mean but requirements are:

    * Decent amount of surface/cupboard space
    * American style fridge freezer
    * Island with either sink/cooker
    * Dining table
    * Snug/coffee area (if possible)

    We might be throwing too much in there to be honest but we can de-scope!

    Indeed a toilet in the lounge would certainly put me off its only a two bed I don't think a second toilet is really required.

    Knock the wall out, please between extension and the back reception. Make it awesome. I've had clients try to squidge it all in the extension and it's just silly when you can create one big space. Two people do not need three reception rooms, especially when the aim is to fit three living spaces in one room.

    If you did want the loo, youcould extend the hallway to the side of the stairs by means of a stud wall and put a loo under the stairs which is then more private. The door to one big room/extension could go on the right hand side as you walk in.

    Just realised if you're extending then you can dig the waste down through the ground. And join on to the inspection chamber below ground. More expensive though but this is the only time you'll get to do it.

    Ours is basically a mirror image of B except we have no centre island and the units back on to the toilet wall, (very handy for washing machine waste) . We have French doors and the kitchen sink under the window where you have i assume bi fold doors?

    @Doozegirl - That would be one huuuuge room. I think we would want to open it up but don't think it's viable as we are already pushing a 30k budget.

    I'm going to give the architect a call tomorrow and see how flexible the drawings can be pre-application. I presume they care about shell boundaries/party walls and structual changes over the detail of the internal layout?

    @Stef, yes bi-folds at the back. Thanks, if you have pics we would love to see it!

    It's important to get it right. What are you doing with the two other rooms once the extension is up? Removing the wall doesn't need PP unless you're in a designated area or are listed.

    How big is the extension? £30k in London isn't going to get you far :-/

  • - The lounge would stay a lounge; tv, sofas, bookshelves etc.
    - The reception room would be a reception/entrance room; shoe/jacket storage, maybe double up as office with a computer desk
    - The kitchen area we just want a comfortable place to cook/eat basically

    It will be around 20-22m2 in total.
    Going by the assumption that it will cost 1.5k per sq/m this puts it up there at 30k+ mark. The architect thought we could get the shell done for 20-30k.
