not only would I look at evicting her, I would look at sending her a bill for £12000 to cover damage/legal costs/under-paid rent.
Of course, she will not be able to pay, so you can take her to Court then go the whole hog and get an attachment order taking the money directly out of her benefits (I reckon £10 p/w would do).
Had she reported the damage to you in the first place, you may well of been able to claim the repair costs off your landlords insurance (you do have insurance don't you?).Never Knowingly Understood.

Looks like OP hasn't been online since September so I'm not holding out much hope for an update.
