HELP - House has Rising damp which was not picked out on the Survey - What can I do ?

    There were no signs of dampness to solid walls or floor. If there had been I would have mentioned it.


    Do I have a case against the mortgage company / surveyors? The reason I paid £400 for the HBR is to ensure problems like these would have impacted the price of the property.

    You paid for a home buyers report which is not a full structural survey. It pointed out issues with the slate damp course and that the wrong mortar had been used and, from what you've said of timings. correctly said
    There were no signs of dampness to solid walls or floor.
    , i.e. no mould, damp walls etc.

    I don't think there is anything you can do except go ahead and get the problem remedied at your own expense.
    A positive attitude may not solve all your problems, but it will annoy enough people to make it worth the effort

  • And another poor sod learns the hard way that a HBR is an expensive bog roll. I especially like the "at present no urgent repairs are required". "Urgent" being a subjective term and the surveying backside well and truly covered...as usual.

    Not sure homebuyers reports are completely useless. We withdrew our offer after getting a HBR that identified 6 serious problems.

    However, the HBR on the property we are buying now didn't spot that a drainpipe was missing at the side of the house causing black mold externally!
