Buyers Solicitors Queries - SPIF completed

Hi All,

In the process of selling / buying.

Spoke with my solicitor today and advised that buyers solicitors has asked for electrical installation certificates / damp proof guarantees etc.

It dawned on me later in the day that I completed a 'Property Information Form' where I specified exactly what I had in terms of these documents.

So why are they asking me again? What's the point of completing the SPIF if they are going to ignore it?

    You specified what you had, but did you supply copies of all the relevant documents? If not, that's why they're asking... they're not going to take your word for it.

    Provided everything I had when I submitted my PIF. I don't have a the Electrical Installation Certificate they are now requesting and I ticked the 'NO' box on the form.

    Is it possible that my solicitor has not forwarded the PIF?

    It's unlikely the buyer's solicitor would raise any enquiries prior to receiving the PIF. But maybe the documents didn't make it? When responding as above ask your solicitor to re-send all the documents you provided, just in case.
