Is there short term (3 months) renting about?

May need to move out as received an offer, only 1 in 3 years, 20K less from what it's up at, but have to take it.

However they need to be in ASAP, and as we haven't looked for a house for ages may need a short term rent. Is this possible for say 3 months? Don't want to throw too much money down pan as will buy but can't rush it.

    I'd look for holiday lets. As a rule of thumb I'd expect to get one for a month at the week's price. e.g. if you look and they're advertising it at £1000/week, I'd expect that to be £1000/month when making a 3 month booking ... of course I'd also hope to be able to get a better deal.

    Most holiday lets will only have a week's booking at the most at half term and a long weekend booked at xmas, so they'd like to have a 3 month rental instead.

    I've had a week at Xmas before at £200 instead of the £700 they advertised.

    You need to find individuals and small agencies - and ask outright for what you're after - ask them for "best price". After that you can try to hit up places like Travelodge etc for deals, but they're often in the wrong places.

    Also, check out airbnb.com for a long-term rental.

    What you'll be up against, legally speaking, is they might try to say "can only do you a max of 28 days at a time" .... if they say that, keep trying others.

    I generally find it quite possible to get good prices (and I'm skint/tight).

    Getting a holiday let depends where you live.
    You have not found another property never mind starting the process of buying the place and you hope to do this within three months ?
    Good Luck on that one.
    If you cannot move in with family or friends I would look at renting for 6/12 months.
    Landlords have to provide an AST of at least six months to be legal.
    You cannot evict a tenant if you only offer 2/3/4/5 months tenancy

    So you think if I accept offer and find over the W/end an empty property to buy it can't be done within 12weeks?

  • I'm on 14 weeks from finding the property to completion and that's with nagging the estate agent/solicitor constantly and being in touch with the vendor. If you read the waiting to exchange thread, you'll see other stories where it's taken a lot longer than 12 weeks.

    You can't always plan for delays and the stress of your rental being up just as you're waiting for solicitors to do their job isn't one you need!

    See if you can find a 6 month tenancy. That'll also give you a few weeks to find somewhere you like enough to buy and make sure you don't rush into something you'll regret too.
  • Was in a similar situation to OP, and we managed to take a normal rental property with a minimum 3 month tenancy agreement earlier this year. Asked the letting agency to tell the landlord that we'd be happy to pay advertised rent on a minimum 3 month contract, but that if she insisted on minimum 6 months that we'd be looking to negoitiate on the rent. Landlord agreed the minimum 3 months, and she ended up doing OK since we are still there after 7 months not having bought a place yet.

    Took more like 4 months for our purchase to go through- we'd sold and moved into rented as we were moving half way across the country and looking for period properties but didn't start looking for a few months as a) sale fell through and funds from it were to be used for purchase and b) OH needed to settle into new job. We had the rental 11 months in total although there were several weeks of overlap because of rental periods falling just before exchange. But that gave us room to get painting done without furniture and move as much as we could bit by bit/ order new appliances etc

    In your position, I'd go for a six month let and start looking. If you found a place to buy tomorrow, the 'worst' case you'll have to double rent mortgage for 3 months tops, but it may well be less than that.

    You have heard of MMR and the whole process is taking longer to get mortgage offer, survey, legals etc
    Now you could move in perhaps 4/5 days if no mortgage and cash buyer with NO survey but even then the searches and land registry will take time.

    Well we're strongly looking now over W/end and next week, Estate agent thinks that it can be done in 9-12 weeks from the buyer if mine and if I find a empty property ASAP.

    I have got any solicitor or morgage offer yet though so need jt get a move in. Est Ag did say they personall only do 6 month lets so would need to goto a specific letting agents if required less to see if they do
  • My estate agent said 8 - 12 weeks when I started this process, post-MMR.

    It's week 14 now.

    My first attempt at buying a property also quoted me 8 - 12 weeks. It fell through at week 9.

    Don't listen to estate agents. And if you rush it, you could end up somewhere you hate because you just picked the best of what was available rather than the best out there. That could be a VERY expensive mistake.
