Quote for loft conversion..is it excessive?

I have been getting companies to quote me for a loft conversion and today I received the first quote and I thought it was very high. I am not planning any fancy en-suit rooms...just a large play area for the kids. The total area of the loft is 396 square feet and the conversion will include 4 velux windows, no dormers, two new radiators, 6 power points, 3 smoke alarms and 8 fire doors( they will be basic and I have to pay extra if i want nicer ones)....the quote is £29000...I think it is excessive..Am I unrealistic?..I am in the West Midlands area

    Bit high, yes, but it also depends on what they're doing to acheive it - is the current ceiling height acceptable for building regs? Are you putting in dormer windows? How much work needs to be done downstairs to help it on it's way? Do you think the quote is comprehensive?

    There are too many variables for any one on here to make a judgement. You need to get other quotes for a comparison.
    Eat vegetables and fear no creditors, rather than eat duck and hide.

    thanks for the replies. As i said there are no dormers. they said the ceiling height is fine and the roof is in good shape. Not much work downstairs as the stairs will come into one of the rooms. I was expecting a quote in the region of £20000 as it is going to be just a play area with no bathrooms or any thing which might put the cost up

    steelwork needed to hold the whole thing together and the crane to put it in place perhaps

    How much added value will it give to the property. Maybe compare some neighbors if they had it done?

    Or if you have a friendly estate agent, that would give you an idea.

    That would let you know if its 'worth' doing from resale point.

    I am not worried about resale value as I call the place home and not cash convertor and planning to stay here form many years (already spent 10 years in it). Actually I am planning two single story extensions also (one to the side and one to the back of the property). I just dont want to be ripped off
  • Get some other quotes. We haven't had ours with dormers or staircase just a skylight and ladder so kids can have some extra play space and for storage as we couldn't afford a proper conversion with all doors changed for fire doors etc.

    I have done similar before. My worry was children could not be left in the room in the roof to play unattended. I pictured them falling down the ladder leading up to the roof.

    On reflection, I guess a gate could have been put up there - but this depends on them not playing with it.

    Hi Sam,

    I would say very expensive. I am starting renovations in the near future on my bungalow and have been trying to pull in information on prices etc. The floor area is approx 2000 sq feet (not all usuable), 3-4 bedrooms, ensuites, 3 dormers at the front, my best friend is a builder and does full house builds, extensions etc has said it will be approx 40k but that will be without bathrooms, fittings etc.
