2 storey extension quote

Hi getting a 2 storey extension build and have got this quote from architect does it sound fare.
House is a semi detected in glasgow
extension size 8mx4m garage/utlity/toilet downstairs, bedroom ensuite upstairs.
been quoted
Survey and sketch proposal and preparation of drawings in CAD Format for lodgement of planning £495 +vat
prep of planning information and admin task associated with lodgement of planning Application £330 +vat
prep of detail drawing suitable for lodgement of building warrant application information and admin tasks associated with lodgement of the building warrant application £750+vat
Extras
attend site regular for meeting and inspections provide 8 stage certification on completion £1000 + vat 10 visits max
local application fee £192 + advert
local authority require cheque to cover lodgement of build warrant £580 for up to £50000 or £640 up to £60000
Also cost for structural engineers service if required
budget £850 for an engineer and this includes SER Certificate ?
Add fees £75/hr architect or £40/hr technician
any extra drawings etc £75/hr architect or £40/hr technician

It's very difficult to assess a price like this without all the information. You're architect has given you a price based on the conditions and parameters you have given him/her. Without knowing the same conditions I can't give you an accurate opinion. Is the build a bog standard extension or are there specific site constraints/problems that you specifically need an architect to resolve?
I'm a structural engineer and have worked with many architects and as with any product or service there is always a vast array of prices. Typically across the industry I would say between 5-6% of the project cost is an acceptable fee for a good, fully qualified and experienced architect. However, as with any service shop around but if you find an architect you like and trust NEGOTIATE!
A good architect that you have a good relationship with will hopefully manage your project and it will run a lot smoother and less stressful! and his/her knowledge can save you money in the long run.
If you are still unsure about the cost you can go to the next level down from a full Architect.... These people are known as architectural technicians/technologists. They are professionals in their own right and normally support Architects and do the majority of the specifications, drawings and provide technical knowledge. If you go down this route make sure they are experienced, are professionally qualified and carry indemnity insurance.
As for your structural engineers fees..... Ask for a breakdown, £850 seems high for a new build unless there are specific site constraints/problems. As it's a new build extension there won't be many non "off the shelf" structural elements in the build so check this. Again this is based on what you have said in your post and perhaps your architect is airing on the side of caution.

i think thats a little on the expensive side, especially if it is a straightforward extension.

i presume he means a design and access statement, that is around a couple of hours work max, however the architect will do lots of unnecessary bumf!Named after my cat, picture coming shortly0
