Upgrading title from good leasehold

Hi
Would appreciate some advice to see whether it is worth involving a solicitor.
Brief history. The house we are in at the moment, and possibly considering selling has good leasehold title. At the time of purchase we bought indemnity insurance as a precaution against someone popping out of the woodwork and causing problems.
The lease was granted in 1672 and is for 999 years. The original lease was for land that has now been split into 4 properties. Of these, two are on good leasehold, one is on absolute leasehold, and the other is now a freehold property. I am assuming therefore that there is some evidence to enable the LR to upgrade.
Question is - Upgrading the title before selling seems sensible to avoid any issues. Is this feasible and how expensive is the process likely to be? What documentary evidence would be required?
