Selling using Aventria

Hi
I've spoken to an advisor at London & Country (as recommended by a friend) about getting a new mortgage when we buy a new house.
He's got a company called Aventria Asset Management to contact me offering their services to co-ordinate the sale of our house (be the single point of contact for estate agents, solicitors etc).
I just wondered if anyone had any experience (good or bad) of using them.

That's not how they promote themselves on their website!
They seem to claim that they help achieve higher selling prices for 'problem properties', by arranging refurbishment work for the property, 'dressing' the property, finding the best EA etc.
I'm always very skeptical of people who offer this type of service.
It you do continue discussions with them, please do post back with your findings. (i.e. the type of fee they charge, and the benefit [increased in sale price] they think they can achieve in return for the fee.)
And if you do end up using them, it would be good to know whether you think they delivered on their promises.0 -
They charge 1.5%, which is paid to them, and they pay the Estate Agent from that.
He's said that they negotiate a 'wholesale' price from the EA, ie they pay the agents 1% and keep the 0.5% for themselves.
This didn't seem too bad a deal, as Estate Agents here charge around 1.25 - 1.5% and I sold another property recently for a fixed fee which turned out was nearly 2%. I had a load of hassle with the last sale, hence I'm considering this.0 -
Hmmmm...
Firstly, if they can negotiate an EA down to 1%, I suspect you could as well - although perhaps you're not keen tough negotiating.
And beyond that what would Aventria be doing that a good EA wouldn't do?
But... I wonder if your're thinking the following:
EAs often don't really work in their client's best interests. Instead they work in their own best interests. For example, some EAs bully their clients and lie to them - in order to close a deal in a way that suits the EA best.
And perhaps you're hoping that Aventria will genuinely be working in your best interest and fight the EA to make sure you get the best possible deal.
But perhaps, like the EA, Aventria will just work in their own best interest rather than yours. So you might be no better off.
If it were me, I would be asking them for some very concrete examples of what they do for their 0.5%0
