Garden chalet now a dwelling?

  • Definitely not looking to sell house or chalet separate, just thinking from an asset point of view that 1 dwelling becoming 2 would mean the whole place is worth a lot more and having the services separate would be better than splitting the bills

    Probably the whole place would be worth more. You often see houses that have a granny annexe and that's considered a bonus. So today when kids are finding it hard to get their foot on the houseing ladder, a childrens annexe will be a bonus.

    so why are you bothered about asset value?

    splitting off the chalet means having to divide the plot of land into 2 separate titles at the land registry - the sum of the parts may be more than the whole or it may not, one things for certain though, if your parents have a mortgage then the lender will be very concerned to ensure that the outstanding loan is covered by the value of the residual part and so may refuse to allow it

    When there's a structure in the garden, as a simple rule of thumb, the rules say if it's self-contained and has it's own loo/shower and cooking facilities, then it's a separate dwelling. As such it needs its own council tax bill. There was recent discussion about changing some of this wording so as to not dissuade families from having an elderly relative living in an annexe.

    If you were living in the garden without your own facilities, e.g. going back to the house for the loo/shower and to heat up your pizzas, then it'd be called ancillary accommodation and not have a CT bill.

    The rules can be complex, councils treat things differently ..... and every situation is therefore a little different.

    Unless you are thinking of selling it will make no difference whatsoever. Forget about it until you want to do it. And then don't assume that two separate dwellings is worth more; often it is, but sometimes it is not.

    There is no mortgage on the property so having a greater asset value can only be a good thing if ever we wanted to re-mortgage and buy a second property or something like that.
  • Hi, if they do make you pay the back dated council tax and you are a single person, don't forget to ask them to apply the single persons discount.
    I must remember that "Money Saving" is not buying heavily discounted items that I do not need. :hello:

    Thank you, they initially sent a bill out for over 4K but I went to the office and asked for single person discount and they took 25% off.


    All this came about because someone reported me to the council tax office, im actually glad they did now as I was unsure where I stood before, but having learnt that I should be ok to live here now as the 4 years have passed is a weight off my mind.
