No response to offer made.

I'm not sure if this is odd and would be grateful for some opinions.

I made an offer on a house a couple of days ago. It has been on the market for a very long time and is in a slow moving part of the country.

I am a cash buyer, no chain.

24 hours after I viewed it, I was told by the agent that someone had just made an offer on it and I was given 24 hours to make an offer if I wished to. I have no idea whether this offer is real or just estate agent technique.

Anyway, I made my offer, which is pretty low and was told that the other offer made was higher.

I would not be at all surprised if my offer was rejected, especially if this other offer is real. What surprises me is that I have had absolutely no response from the agent. No, no, no attempt to raise it and no yes.

Has anyone else come across silent agents? I'm not going to contact them as I don't want to seem too keen, but I'm SO curious!!:rotfl:

    I'd give it another day.

    It could potentially take a day for the agent to pass on the offer (e.g. if they only do it by post or can't get hold of the vendor by phone) and the vendor may need time to think it over. They could also been waiting for other offers to come in if they've had other viewings.

    Alternatively you could call the agent to chase, just say you've found another property you want to offer on then you won't appear keen.

    There are lots of possible things happening...

    For example, the EA could be phoning everyone who ever viewed the property and saying "The vendor is now considering two offers on the property, do you want to get in quick with your own offer, before it goes?"


    It's surprising how many people 'sit on the fence' and can't decide whether to offer... until somebody else makes an offer.

    Or it could be a completely different reason...

    The agent may be seeking other offers.

    The seller might be thinking it over.

    Another buyer may have made a similar offer that the agent is trying to get raised in light of your offer.

    The seller might be on holiday.

    The seller might be trying to get the price reduced on the property he is buying, so as to be able to afford to accept your offer.

    Remeber a key lesson: everything about property purchase takes longer than you want, and longer than you expect.
