EA getting narky.....

Estate agent rang me this afternoon asking if Ive received my mortgage offer which I haven't and they asked me if I could ring them as soon as I have received it as vendor wants to exchange asap....
I haven't had the building survey done yet as I was going to wait until my mortgage offer came back as apparently these guys that are lending to me tend to pull things out of the bag at the last minute with offering less money or asking to pay student loans etc off first which I wouldn't be able to do, so I thought I'd try to save some money and wait until ive got the mortgage offer until I have the survey done.
Anyway as the EA stated they wanted to exchange asap and as far as I know I should have my offer by tomorrow I booked the survey and its going ahead for Monday - that should give me enough time to cancel if tomorrow doesn't go well....
anyway estate agent just rang me back asking why im having this survey done and hopes im not going to wait for the results before exchanging?!
Why would I not wait for the results?? if the house is going to fall down I don't want to buy it??
Also the vendor has filled most of the property information form in wrong which my solicitor said they were going to sort out with the vendors solicitor and I've not heard back about that yet so I certainly don't want to be exchanging with having wrong information either...
Is this normal?? can they do anything other than get ars*y with me if I decide to wait until the report is back and the property information form has been corrected??

The EA does represent you to the vendor, so at worse they could say something along the lines of 'ignore this guy, he's a time waster' - however given that they have commission riding on it I would be surprised if they would do this - unless there was a queue of people with mortgage offers waiting.0

It's just standard EA bullying basically. They don't care if you make a sensible transaction or not, they just want you to transact.
Just be clear about the steps you are taking, and if they talk nonsense about not waiting for survey results then put them back in their box, politely and briefly.
They may be desparate to know you are genuinely moving forwards; normally buyers show commitment by paying for a survey.
If you want a quiet life, book a survey for a date after when your mortgage offer should come in, with a surveyor who will permit a cancellation/postponement.0 -

Surely the mortgage offer depends on the survey results? While a lender may provide an agreement in principle (on the basis of your income and credit score they are willing to lend x amount on a suitable property) they will not accept a building that is falling down as security.0

I think you are confusing a survey with a valuation.
The mortgage company will want to send their own valuer to ensure that the property is worth lending on.
A survey is something you choose to get, and you can proceed without one if you choose.0 -

Why else would you have a survey done if not to help you decide whether to proceed or not!
You could look at the situation two ways...
1. The estate agent want their commission, possibly to meet some sort of head-office target within a certain timescale. So they want the house to sell as quickly as possible. The longest things drag on the more chance there is of someone pulling out. The more things that the sale depends on, the more chance there is of it falling through. They may also have the vendor on their backs, wanting the sale to go through quickly for various legitimate reasons.
Not your problem. You need to do what you need to do to satisfy yourself.
2. They know that there is a problem with the house that a survey / protracted solicitor discussions will uncover. They want the sale to go through without this being found out.
In which case you are right to wait for the survey and ensure that the solicitor gets everything completely in order. The more they push, the more I'd be tempted to check things thoroughly!can they do anything other than get ars*y with me if I decide to wait until the report is back and the property information form has been corrected??
The agents and the vendor don't care about your survey, mortgage application, etc. They just want it sold. As quickly as possible.
If they think that they can sell it quicker by rejecting you at this stage and starting again with someone else then that's what they might do.
But assuming that you are being reasonable (and that's hard to judge as an outsider, so I'll leave it to you to decide what you would think if your buyers were "as slow" (which might mean not at all slow) as you are being) then anyone else they bring in would be behind you in the process and therefore take longer.

No, there is nothing the EA can do. The vendor could pull out, but it would be a bit of a rash decision to make!
From the EA and vendor perspective - its unusual for a buyer to arrange for a further survey after the mortgage offer has come out. This would normally be done first. If you feel you wish to renegotiate after your survey, the mortgage offer would have to be reissued which would take more time and delay the process further£2 Savers Club #156!

A lot of people don't have a full survey. Lots rely on the mortgage valuation and some get a home buyers survey often at the same time as the mortgage valuation. Some people work the opposite way round to you and have a full survey before they pay a mortgage application fee and a valuation fee, so I doesn't surprise me that the EA is jittery.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. don't worry. just get things done as quickly as you can. we had the same from our ea and the sale took 16 weeks in the end. I though the buyers would be cross with us because of the 'delay' based on the ea's comments but they left us a lovely note so i assume not!0
