Ending a rolling Tenancy

Our fixed term rental contract ended on the 31st July 2014 so we have now moved into a rolling period. Our rental period is from the 1st of each month.
We are due to exchange on a house next week and complete the week after so realise we need to send a letter asap to end our Tenancy at the end of September.
Would tomorrow be the latest date or would Friday be ok? Also if something terrible happened and we didn't complete in September could we be evicted or would a S21 notice from our landlord be required for that?

Your letter would need to be with your landlord on or before the 31st August.
If you don't do it today by 1st class, then hand delivering is the only option.
If you don't leave by the time you gave, then the landlord would not be required to serve a notice, so he would have an easy job of going to court to get you removed(no need for him to end the tenancy, as it had already ended).Well life is harsh, hug me don't reject me.0 -
As there is a landlord and an agent can I hand deliver to either or is there somewhere in our contract I need to check first?
