It seems very quiet at the moment on rightmove and zoopla, I am looking for a house / bungalow in a certain estate, it's quite big but houses go fast. Someone recommended to make my own leaflets and post them through doors, so if anything come up hopefully they'd contact me and it would cut out agent fees, do you think this is a good idea? I've also written on gumtree and asked around on facebook local sites, does anyone have any ideas/suggestions?

Have you tried looking on local notice boards? or other websites where landlords might advertise without an agent, for example, upad, openrent, spareroom, etc. Facebook & gumtree i see you got already.*Assuming you're in England or Wales.0

Is it a council estate? Are there actually many properties there on the private rental market or are most either owner occupied or managed by a social landlord? There may just not be much of a market in the first place.
If you are looking where properties go fast limiting yourself to landlords who don't use agents will limit your already competitive market even further surely? I wouldn't let a house to someone who leaflet end me as I'd think they were just trying to avoid fees and might be a bit fly rather than seeing them as MSE but I wouldn't feel the same if someone I knew put them in touch so tell people who have contacts in the area you are looking, not just friends but the postman, corner shop, local PCSOs etc.I Would Rather Climb A Mountain Than Crawl Into A Hole

Have you walked/driven round? Spoken to local people?
I've heard of buyers using leaflets, but I doubt it would work with a letting.
A seller doesn't care who his buyer is as long as they hand over the cash on Completion.
A landlord has a lon-term relationship with a tenant, so is much more cautious, and some anonymous leaflet is likely to be binned.0
