FTB Gleesons Homes Early Bird Reservation

Hi

I am a FTB Just spotted a nice little home for 143,995 in an area that has been re-developed (used to be council estate). We have spent time with the sales woman in charge of the estate we are looking at and chosen a plot we like. we have discussed going on a 12 month save and build scheme then transfer after onto the aspire to own scheme. As the plot has not been released yet we were told to put down an early bird reservation of £50. We haven't heard anything for 2 months so we went to see the sales women, she said they haven't had any updates as of yet to when the specific release date will be so that's why we haven't heard anything. We mentioned about the 12 month save and build to see when this would start being processed, she replied with a short answer of we can NOT go on this as we haven't got time now as we only put a £50 early bird and not a full £200 reservation to be able to secure this scheme. this was not explained to us 2month ago as we were lead to believe we couldn't put anymore than just the early bird deposit as the plot was not at all released and no fixed price could be made of this house. this doesn't make sense as she should have known we want to do the 12month save and build scheme so why tell us 2 month ago its fine to just start of with an early bird and now say its not possible when there hasn't been any changes what so ever.

1/ Does anyone know that if a plot is not released and an early bird reservation is made can you progress onto the 12month save and build scheme, if you then pay the rest of the reservation?

2/ Can you only put and early bird reservation on a plot that has not been released?

3/ If a plot has not been released can you still apply for a 12month save and build even if the house may end up being ready before the end of the 12months?

4/ If a early bird reservation is in place when its then released for full sale are you able to negotiate on price and/or fixtures and fittings etc.?
