End of tenancy: carpet life

I am in my rental cleaning carpets ready for end of tenancy check out. Even after cleaning they are not going to look too good. IMHO this is because they are worn out.

It's cheap waffle carpet. In high and even medium use areas there is very little waffle left, it's worn flat. I've been here nearly 3 years. The carpets clearly weren't new (or clean) even then. How do I find out the projected life span of that sort of carpet - just in case I get into an argument about their condition?

    Go to a carpet shop, identify a similar carpet, and ask what normal lifespan would be in a tenanted property with high usage.......?
    The carpets clearly weren't new (or clean) even then.
    Was there a check-in inventory?
    Did you sign it?
    Does it record the above?

    Forgot to mention, if the carpet does not have underlay, it will wear out much quicker. This may help with your discussion with your landlord.

    If it's worn flat, it's wear. As long as you weren't misusing it then it's fair wear and tear.

    Cheap carpet normally has a life span of 5years.
    It was not new when you moved in and you have lived in the property for 3 years.
    I would dispute any deductions for the carpets unless damage ( cuts and burns ) can be seen.

    From the research I did when we left our rental:

    standard/builder's quality carpet: 4 to 5 years
    good quality carpet: 7 to 10 years, usually towards the lower end of that for rentals

    There is legislation in some US states that says carpet in rental properties must be written off after 5 years, to give further indication.

    We got away without deductions after arguing our case with our LL/LA (carpet in our case was 8 years old). They initially tried to get us to contribute to the cost of replacement carpet, but decided to drop it before it would have gone to arbitration...
