Landlord ignoring request for urgent repairs.

    You're not the only one - I have just asked for landlord's information, they have previously stated that the landlord is the same person as the man who owns the letting agents, but I'll do a land registry check just in case. I also have a sneaking suspicion that they may not have put our deposit in a deposit protection scheme but I'll follow this up after this is rectified.

    If they try to take the money from our deposit, I was under the impression that this would need to be mediated by a third party company, which makes me feel better - but if they have said this is a "bond" rather than a "deposit" does this change the way in which it is handled?

    It must be protected whatever they call it. The fact that the threat is to "recuperate" the money at the end of tenancy suggests it probably is protected otherwise they would just take it now. You can check with the three providers ....

    If it is not you can sue for up to 3x deposit for non-protection.

    Retain all evidence to take to arbritration/ court. I guess you will be needing it as soon as your fixed term ends.

    if anyone responded like this to a customer in my work place, it could be instant dismissal.

    Not that I condone the response, but in the LA's customer is the Landlord, not the Tenant.

    But you must know that-if it had been you will have received the details from the DPS and be able to view the deposit via your online account. Has this not happened? If not, why did you not follow it up at the start of the tenancy?
    If they'e haven't bonded it, then your LL is guilty of a serious breach and you have some considerable leverage...
    Bond and deposit are the same thing in this context, the point being that the LL does not hold the deposit..
    While we're on this topic, did your LL supply you with a current gas safety certificate at the start of the tenancy?

    let them proceed and replace the unit, that will get you up and running and able to fight them another day. They can try all they like at the end of the tenancy to get the money back from your deposit but to do this they need to convince the deposit scheme and that will be an uphill struggle for them......the likelyhood with their behaviour is that they would try to take money anyway, so in the meantime just suck it up and let them fix the problem....

    So the plumber is currently here, has already flooded the house with toilet waste and made various "that shouldn't happen..." comments. What they don't know is I'm recording everything as they've tried to claim previously that he agreed with them it was down to our misuse.
    No current gas safety certificate no... And no details of bond protected. I'll check with those companies today if I can though. Thanks for the help and advice people... Six days later I may finally be able to shower in my own house!
