Bellway Carpet or Small Independant?

Looking to buy a new build. 4 bedroom 1200sq feet aprox.

Bellway quoting £3500 to carpet all.

Obviously its convenient to say yes you do it but would there be a good saving getting an independent company to do it?

Never been in this situation before and havnt a clue!...but seeing that they are charging £1000 for a washer/dryer I'm suspecting they are having a laugh.

    Taylor Wimpey wanted to charge us £2k for basic carpets (£2.5k for slightly better ones) but from a very very limited range. We thought we'd be able to get a better deal elsewhere, but having visited the carpet shop TW get the carpets from and seen the retail price of the exact same carpet, the saving would only be a couple of hundred so the TW prices weren't too bad really.

    However, I'm still happy that we're getting the carpets ourselves - its taking a lot more work, but in the end we'll be getting better quality carpets and in styles/colours we like for around the same price.

    Our house sounds about the same size as yours (4 bed, 116sqm) so £3.5k sounds pretty expensive unless they're really good quality carpets. We do have a tiled hallway and kitchen/diner though so we're only carpeting the lounge, stairs, landing and bedrooms so that might account for some of the difference.

    Be careful if you arrange your own carpet fitting. The housebuilder I used to work for allowed this to happen but, and it was a big but, the purchaser had to sign a disclaimer.

    A typical situation was the carpets were fitted perhaps a week before moving in. The builder may not have finished the snagging and remedials until the last minute. Result ...the carpets could be marked and damaged. The builder had no incentive to protect these carpets as it had not supplied and fitted them. Indeed there could be a tendency to do the opposite.

    Then there is the thorny subject of snagging - many times it was argued that damage and defects had been caused by the customer's carpet fitters. Hence the builder was unlikely to rectify these items, especially if they were significant.

    Basically the onus was on the customer to supervise the carpet fitting, and to protect the carpets after fitting. Of course, this never happened. And this is before one considers insurance, liabilities, H&S requirements on allowing purchasers into unfinished houses...etc.

    Good point, and I'm pretty sure I've heard mention of that before. We're having our carpets fitted after completion but before we move in - we're currently renting and are planning an overlap of a week or two to allow for these kind of jobs. Though I appreciate that not everyone will be in a position to be able to do this.
