Meant to exchange on Friday, top of the chain has no clue!

Our offer was accepted back in March on a house and we sold our house as our buyer didn't want to wait anymore. Our vendor however wanted to link up their purchase to the sale and for the properry they found, their vendor also wanted to relate their purchase to the sale.
Later, the vendor at the top of the chain said she would move in with family if she doesn't find a home and then she found something and changed her mind. We waited for all her bits to come through, everyones' searches and enquiries completed and we were advised that we can exchange on Friday.

Come friday, the lady at the top of the chain's solicitor decided to leave work early so their bit wasn't done, holding up the exchange. Exchange got moved to yesterday and once again the top of the chain wasn't ready as apparently the lady hadn't paid the deposit on her purchase. Now today, our agent has told us that the solicitor and agent at the top of the chain has no clue what is going on and he is pulling out hairs trying to sort everything out so we can all exchange today.

It sounds near impossible that we will exchange today, maybe later this week if we are lucky and unfortunately our vendor has booked his removal van for next Tuesday as this was the date agreed for completion. As we delay exchange, I am worried about completion and what other complications may come up to delay completion.

Any advice on how to handle this? I feel like we are getting nowhere!

My son and myself are living with my parents (since March) and husband has moved in with his parents (as there is lack of space for us to all be together) and now it's really straining all of us :( And I am pregnant :(

    Unfortunately there is very little you can do except wait for it to happen!

    You can chase your solicitor, put pressure on all parties but at the end of the day you are waiting for someone else to get their act together and until that happens - you just have to be patient!

    I am in a very similar position (offered in March, sold my house and moved back with parents, promise of exchange keeps coming and going, currently due to complete Friday and everything booked but still not exchanged!)

    Every day I feel like I am going to explode from the stress and I chase and chase but nothing has helped! I keep repeating to myself that I cannot control this situation (and I am a control freak!!!) so I just have to go with the flow and when it finally happens I will jump for joy!

    You can agree whatever you want. However until exchange takes place means nothing.

    We are in a similar position except we haven't exchanged on our sale either.

    Offers accepted in March, two below us in the chain
    but it is our vendor who is selling a vacant property who is holding things up. Originally we were supposed to complete this Friday but we haven't even exchanged yet. I've lost £150 deposit on the removals I booked (I know we shouldn't have done this but we are getting packers as well who were getting booked up).
    We've just found out that the buyers at the bottom of the chain are pulling out if we don't exchange today. They are also away all of September so if we don't complete next week it would be over anyway. The vendor's solicitor is saying he can't do next week as he is on holiday!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

    And he has ignored all contact today.

    But it's the stress.
    I've felt sick and shaky all week, I can't work and I can't sleep.

    As a couple of you/your vendors have found out, there is no 'agreed' moving day until you exchange. Before that time, it's merely a 'suggested' moving day. Nothing should be formally booked before exchange.


    Anyway, no point in closing the gate after the horse has bolted...


    You do realise Monday is a bank holiday so basically you need to all exchange either today, tomorrow or Friday (yes, you could actually do it on Tuesday, but with more than two in the chain I doubt the solicitors will agree to that).


    Please remember this stress is no good for the baby - try to go with the flow and accept that what is meant to be will be. Sit down with the vendors if you can and discuss - people always end up playing hardball when really if they could see the tears, the stress, the panic (let alone 'the bump') maybe they'll all realise it's not the end of the world and if it takes another month, so be it.

    PS You might make yourselves homeless but you could always go ahead with the sale if you can crash elsewhere for a week/month or whatever and keep your stuff in storage. Can you not try to see it as a bit of an adventure and something you can look back on fondly rather than it pulling you all into 1000 pieces?


    If the purchase did fall through, you could always rent for 6/12 months. Would it really be the end of the world?!

    I'm in a similar position, we've tried to exchange 3 times, each time excuses have been made (if not outright lies) by the purchaser of our current property. Forth time is a charm! There is not much you can do as it's pretty much beyond your control and that's what makes it very stressful indeed.

    I know we shouldn't have booked removals but we have a 4 bed house, young kids, we both work, have no extra holiday to take and haven't started packing because the transaction has nearly fallen through so may times. It feels like we are on the back foot.
    3/4 of our shortlisted removals were booked up by early last week and I didn't want to delay exchange becuase we didn't have removals so I took the risk. Hey ho, another £150!

    This is one of the reasons for a longer gap between Exchange/Completion:

    to allow people to book removal vans after Exchange, give notice on their rental, arrange leave from work etc etc.

    Non of which should be done before Exchange
