I'm definitely not a financial expert, but hopefully I can help a bit :)

What is advised in terms of having credit when applying for a mortgage is different from when you're applying for more credit.

You/offspring would want to show that you/they can have credit and manage it well (always paying it off, not paying interest etc), but not have too high a level available to you. If you've never had credit then it would be hard to prove you can manage credit and repay on time, like the mortgage company would want, but if you have too much available then they don't like the risk that you could spend it all and choose to not repay the mortgage on time each month.

Student loans didn't used to be counted but they are now, but DH and I didn't find that it affected us at all, they're a very small percentage of our salaries.

When applying for a mortgage, the lender would look at all necessary outgoings as commitments, so that would include travel costs. For example, I had to list my £55ish/week petrol as an expenditure (they basically made us do a Statement of Affairs type thing, like they do on the debt-free board), even though I pay for it outright, it's still money being spent that won't be available to repay a mortgage, if that makes sense?

I have to say, the mortgage pages on here and the house-buying board were invaluable to us last year, I don't know how we'd have managed it otherwise :o

I can confirm that large credit limits even if you have low spending can make banks nervous.

Luckily, when I applied for my new mortgage I employed a broker. He asked all the usual questions about expenditure, bank accounts etc.

I gave him a very indepth explanation of my spending etc. so he could reassure them.

Make sure your bank accounts explain your income etc and it all adds up.

British gas phoned me up today to ask me why I was no longer their customer. Even offering me the ability to pay by dd.

I loved telling them that they treated me like c£££

Hope your dd ok dipdab. My son was in A&E about a month ago after a skateboarding accident. Have to say they were brilliant, and was seen very quickly. Also been in the minor injuries bit with both kids, and again, very good service.

That sounds like a plan :)
I'm just doing a 0% credit card shuffle in the next month (existing cards, not new accounts) so once that's done I promise to be good :D
I'll be closing one of the accounts off next month :j

They're whole of market so I assumed they shouldn't be.
They're also not free (they charge fees if we progress further).
    Hopefully they're ok :o

That can (stress CAN) sometimes impact your credit score negatively

As an extreme example, if you have £200 credit and you are using £100 your take up is 50%

Reduce your credit limit to £100 and you are now at 100% utilisation

Whether or not if affects your scores depends on lender and their own criteria and your overall credit take up

Just read your other post. Surprised you haven't been sent round to the minor injuries unit.

Hope the wait isn't as long as it says!

Apologies for the question but what do mortgage brokers consider as being too many commitments - is it when you have a car loan or bank loan and balances on your credit cards as well.

Trying to understand the mortgage system now and it all seems like gibberish.

Do the brokers still charge you even though they turn you down?

Sorry to say, but had a flat for last two years. The flat is leasehold. If the council decide to do works, I have to foot the bill. So if you have lots of debt it could be very tough.

May be it's a chance to pay off some debt and save extra money.
