Transfer of title - Delay

Hi All,
I am completely confused about my transfer of title process that is been going on for almost two months now.
This is the latest email I received from my solicitor:
[FONT="]"I can confirm that the property has been transferred into your sole name and the new mortgage has been registered.[/FONT]

[FONT="]I am now waiting for the old mortgage to be discharged before your matter is complete.[/FONT]
[FONT="] [/FONT]
[FONT="]I hope that this will be completed very shortly.[/FONT]"
Prior to this email I had to chase up Land registry as something was holding up the transfer of deeds. The reason I chased up the land registry was because my solicitor was not replying to my emails for more then a week (solicitor never ever picks up his phone) so I decided to call land registry my self to clear things up. This resulted in immediate transfer of deeds.
Despite the email above, I have no clue when this process will be completed approximately so that I can move onto a better interest rate for my mortgage.
I called Natwest bank and they said that they are waiting for the transfer of title certificate from my solicitor.
If anyone has any experience about this process, can they please tell me if at this stage my solicitor would have the certificate of transfer? Is there anything to speed up mortgage discharge? or is my intervention not needed?

Your solicitor can only tell you what they know. The important thing is that you are now the registered owner of the property. Your solicitor is reliant on your seller's solicitors to update them on the removal of the seller's mortgage charge from the title and they in turn will be reliant on the previous lender. There's not a lot you can do to speed this up I'm afraid, but if your solicitor has said they are hoping it will be sorted soon then hopefully you won't have to wait much longer.0

Your solicitor can only tell you what they know. The important thing is that you are now the registered owner of the property...

Just to let you know that there is no seller involved in this process.
We did transfer of title to remove other person's name from the property. Other person was my cousin.0 -
Ahh ok. In that case your solicitor is waiting for your old lender to remove their charge. Some lenders are faster than others at this, but your solicitor should be able to give you a rough idea if you really need to know. If you need proof you own the property in a hurry then ask your solicitor to send you a copy of the interim title register. This will show both old and new mortgages, but it will prove ownership.
Your new mortgage will have started as soon as the mortgage monies were released to your solicitor though, not when the transaction is registered at the Land Registry. Unless you mean you want to remortgage again already?0 -

Yes I need to remortgage again on my sole name but I have to wait for all this to complete.
Previously mortgage was also on joint names.0 -

The fact that the register is now in your sole name is the main hurdle overcome and whilst you wait for the old lender to discharge their charge the new lender may be happy to start the ball rolling or moving again?
The delay on the discharge/redemption will be down to the lender rather than your solicitor and as suggested there is little you can do to speed that up but once they submit it then it is often removed from the register very quickly.“Official Company Representative

New lander is same as the old lander (Natwest bank). I decided to do this transfer of title at the end of my two year fixed deal and before remortgaging.
Do you think I should call natwest again and let them know that the land registry have issued the certificate? Will this be enough to get the ball rolling?0 -
Since it appears that all that remains is for the old lender, Natwest, to remove the old mortgage from the Title, and since you are Natwest's client, why are you not asking Natwest?0
