Selling a house in Scotland...costs?

Here are my actual selling costs for a house that was on the market at £135K and sold for £130K in April. This was using an EA (Next Homes) and advertising on RM and Zoopla rather than on the SPC website, but it should give you a guide. Make sure you check which quoted items include VAT and which don't.
EA fees 1%, £1,300 + VAT = £1,560
Marketing £230 (this was a reduction from their normal charge of £550)
Home report £480 + 1 refresh £120
Conveyancing £690 (you'd probably pay more to use an Edinburgh solicitor)
Searches £105
Other costs £600 -
Can I ask why that is relevant?
You're asking for help here, you don't seem well-primed on Home Reports (which have been a mandatory requirement in Scotland since Dec 2008, so they're not new...), and you're vague on what costs you should be expecting.

No really but as you're interested. My friend has owned the house for 40 years. Neither of us live in Scotland, he's getting on a bit now so struggles to use the Internet to research these sort of things. So I'm helping by asking the relevant questions so I can pass the information on to him so he can make an informed decision about his options and get the best deal with what will be his retirement funds.0
