    First thing. None in 2012 or 2013.

    Only one in last 4 four years.

    Some good lending options here - two caveats.

    1. use a mortgage broker experienced in the adverse market
    2. get copies of credit files from Call credit and Equifax also to check there is nothing else registered elsewhere.

    To be honest, you dont have much chance at all for atleast a year and then you would need a very hefty deposit. At least 25% plus you will not be with a high street lender and probably a libor linked product. The question has to be asked. All of the defaults are for small amounts, why werent these debts paid in the first place. The potential lenders will want to know this also.

    Thanks for your help and response.

    I was looking at the last updated date which were showing as 2012 and 2013 but then when I looked again properly for the actual dates I noticed there was an actual default date.

    I am about to give birth any day and I am a woman on the rampage!

    Thanks again will ensure we use a good broker when the time comes - looking to buy after Christmas as want to concentrate on baby and the deposit will have grown to 15-20% by then also!

    They are small amounts and started off even smaller as the original debts (before charges etc added) god only knows why he didn't pay them. It's so frustrating. He is just useless at things like that and is one of those men that think everything will go away or sort itself out.

    He pays our rent every month, pays for a car and pays into the savings so he is not bad with money. I just don't think he knew what he was doing with these old accounts and he moved house and provided no forwarding address. Some post goes to his mums but she sends it all back as addressee unknown/gone away. (Long story)

    Only 1 lender I can think of that would possibly look at this as it stands.

    Get your other reports down to a decent broker as suggested. There could be more or less options depending on what is on those other reports and the rest of the case.

    20% deposit is likely to be the minimum required and not a big pool of lenders, but potentially achievable subject to the absolute detail

    I have very recently had some great help from one of the brokers on here to secure a cracking mortgage despite some adverse history (although not quite as recent as yours).

    Not sure if we are able to openly recommend brokers, so feel free to drop me a PM if you want a referral.
